Common questions

How do you know what can be built on a parcel?

From the parcel record (lot size, current use) and the zoning district under it, read against the district standards in our zoning reference layer: density in units per acre, floor area ratio, height, lot coverage, setbacks and parking. The envelope is lot area times those limits, capped by whichever binds first.

Are these numbers verified?

Each district carries one of four labels. Verified from code means the figure was read from the jurisdiction's published code and recorded with a citation, or confirmed against it by the broker. Broker directive means the broker of record directed it pending confirmation. Machine read, not verified means two independent automated readings of the published code agreed, each with a section citation, and no person has confirmed it yet; anything the two readings disagreed on is left blank. Documented, not verified means it came from secondary documentation and has not been confirmed. The report shows which applies.

What if my city is not covered?

The report says so plainly rather than borrowing another jurisdiction's numbers. Leave your details anyway: Anthony reads the code for your parcel and sends the envelope by hand.

Does the Live Local Act change what I can build?

On land zoned commercial, industrial or mixed use in Florida, multifamily can be allowed by right if at least 40% of units are affordable for 30 years, at the highest density allowed anywhere in the jurisdiction. When a parcel qualifies, the report shows the implied capacity and which inputs are verified.

Is this a zoning verification letter?

No. It is a preliminary screen. Overlays, planned developments, variances, comprehensive plan limits and recent amendments can change the answer. Confirm with the planning department and a land use attorney before you rely on it.
