1. Who we are

Atlantic Commercial Advisors ("we," "us," "our") is a commercial real estate brokerage operating in Florida. This Privacy Policy explains how we collect, use, and protect your information when you visit our website, sign up for our newsletter, contact us, or otherwise interact with our services.

2. Information we collect

We collect information in three ways:

• Information you provide directly: name, email, phone, company, investment criteria, mandates, and any other information you submit through forms, email replies, or calls.
• Information collected automatically: IP address, browser type, device information, pages viewed, referring URL, and timestamps via cookies and standard server logs.
• Information from third parties: public property records, MLS data (Miami Association of REALTORS® IDX feed), county property appraiser records, and business directory information used to evaluate opportunities and confirm contact details.

Listing data shown on this site comes from the MLS feeds we participate in (the MIAMI REALTORS® feed, delivered through the Bridge Interactive data service) and from our own listings. These are sources of property data; we do not send your information to them.

3. How we use information

We use the information we collect to:

• Match buyers and sellers with relevant commercial real estate opportunities
• Deliver our investor newsletter and related marketing communications you've opted into
• Respond to inquiries and provide brokerage services
• Improve our website, content, and service offerings
• Comply with legal, regulatory, and licensing obligations (including those imposed by the Florida Real Estate Commission and Miami Association of REALTORS®)
• Detect, prevent, and respond to fraud, abuse, and security incidents

4. How we share information

We do not sell your personal information. We share information only in these limited circumstances:

• With service providers who help us operate our business (email delivery, analytics, hosting, CRM, voice-call infrastructure) under contractual privacy obligations. They are listed by name below.
• With cooperating brokers and counterparties when actively negotiating a transaction you've authorized.
• When legally required, such as in response to valid subpoenas, court orders, or regulatory requests.
• In a business transaction such as a merger or acquisition, in which case the recipient will be bound by this policy or one providing comparable protections.

Our service providers:

• Fly.io: hosts this website and our systems (United States, Ashburn, Virginia region).
• Crunchy Data (Crunchy Bridge): our managed database, on Amazon Web Services in us-east-1.
• Cloudflare: DNS and TLS in front of this website, storage for photos and documents (Cloudflare R2), database backups, and, when enabled, the Turnstile check that keeps bots off our forms.
• Resend: delivers the emails our website and systems send, including replies to your inquiries.
• Google: Google Analytics 4 measures site usage, when enabled.
• Plausible Analytics: privacy-focused page view counts, when enabled.
• Anthropic: the Claude models behind the website chat assistant and the drafting tools we use to respond to you.
• Vapi: AI-assisted phone calls, including answering our business line and, only with your consent, outbound calls.
• Quo (OpenPhone) or Twilio: our business phone line and text messages.
• Cal.com: booking a call with us.

Our CRM and back office run on SourceDeck, software operated by our founder; its own service providers are listed at sourcedeck.ai/trust.

5. Cookies and tracking

We use cookies and similar technologies to operate our website, remember your preferences, and measure traffic patterns. You can disable cookies in your browser settings, but parts of the site may not function as intended.

Specifically: Google Analytics 4 (when enabled) sets cookies to measure visits and form submissions; Plausible Analytics (when enabled) counts page views and outbound link clicks; Cloudflare Turnstile (when enabled) checks that a form is submitted by a person; this site sets its own first-party cookie to note that you arrived from an AI assistant; and the chat assistant keeps a session identifier in your browser's session storage so one conversation stays together (the conversation itself is stored with us so we can follow up). Videos load from youtube-nocookie.com only when you click play, and maps load tiles from OpenStreetMap, which receives your IP address as part of that request.

6. Email and phone communications

When you opt into our investor newsletter or otherwise consent to receive communications from us, you may receive emails or phone calls (including AI-assisted outbound calls) related to commercial real estate opportunities, market updates, and other relevant content. You can unsubscribe from emails via the link in the footer of any message, or request removal at any time by emailing [email protected]. We honor opt-out requests promptly. Text messaging has its own section below.

6a. Text messages (SMS)

When you tick the text-message box on one of our forms, or give us your mobile number and ask us to text you, you are giving Atlantic Commercial Advisors permission to send you text messages about the inquiry you made, properties you asked about, and appointment coordination. We do not send bulk marketing texts.

Message frequency varies. Message and data rates may apply. Reply STOP to any message to stop receiving texts, and HELP for help. Consent to receive texts is never a condition of buying, selling or leasing anything with us.

Mobile information or text messaging opt-in data and consent will not be sold or shared with third parties or affiliates for their marketing or promotional purposes.

You can also withdraw consent at any time by emailing [email protected]. We honor opt-out requests promptly, and an opt-out on one number does not affect the email or phone contact you have separately agreed to.

7. AI-assisted outreach

We use AI tools to draft, personalize, and in some cases deliver communications on our behalf. If an AI assistant places an outbound call to you, the assistant will identify itself as an assistant calling on behalf of Anthony Conners and will respect any request to be removed from future contact.

The chat assistant on this website and our drafting tools use Anthropic's Claude models: what you type into the chat is sent to Anthropic to generate the reply. AI-assisted phone calls run on Vapi. We use these providers to respond to you and for no other purpose.

8. Data security

We use commercially reasonable administrative, physical, and technical safeguards to protect your information. No method of transmission or storage is 100% secure, but we take reasonable steps to minimize risk and limit access to information on a need-to-know basis.

9. Your choices and rights

You can request access to, correction of, or deletion of personal information we hold about you by emailing [email protected]. We may need to verify your identity before honoring a request. Florida residents and residents of other jurisdictions with applicable privacy laws may have additional rights, which we honor as required.

10. Children's privacy

Our services are not directed to children under 13, and we do not knowingly collect personal information from children.

11. Third-party links

Our website may link to third-party sites (e.g., property listings on cooperating brokerage sites). We are not responsible for the privacy practices of those third parties.

12. Changes to this policy

We may update this Privacy Policy from time to time. When we do, we update the effective date at the top of this page and, for material changes, we may provide additional notice (such as an email to active subscribers).
